SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
Default having been made in the payment of the indebtedness and obligations secured by a certain Deed of Trust on property currently owned by WILBURN GENE GRANTHAM and wife, LINDA GRANTHAM and which Deed of Trust was executed by Linda Grantham, to Cathy Hornsby, Trustee for CB&S Bank (f/k/a Citizens Bank & Savings Company) and is recorded in the Register's Office of Hardeman County, Tennessee in Trust Deed Book 649, page 879.
WHEREAS, the undersigned was appointed Substitute Trustee by instrument recorded in Trust Deed Book 738, page 674, in said Register's Office.
WHEREAS, the owner of the indebtedness has declared the total amount due and has directed the undersigned to advertise and sell the property described by said Deed of Trust;
THEREFORE, this is to give notice that I will on October 20, 2016, commencing at 1:00 p.m., at the Front Door of the Courthouse in Bolivar, Hardeman County, Tennessee cause to be offered for sale and will cause to be sold at public outcry to the highest and best bidder for cash, the following described property located in Hardeman County, Tennessee, and more particularly described as follows, to wit:
Bounded on the North by the lands of Edwin Patrick; Bounded on the east by public road known as Ross road;
Bounded on the West and South by Edwin Patrick, containing 3 acres, more or less.
This being the same property conveyed to James T. Vandiver and wife, Lucille Vandiver by Arthur Peters, et ux, as shown of record in Book B-4, Page 571, in the Register’s Office of Hardeman County, Tennessee.
Included in the above description but excluded from this conveyance is a lot conveyed to George T. Grantham, et ex, as shown of record in Book V-4, Page 101, in the Register’s Office of Hardeman County, Tennessee.   
EXCLUSION
Beginning at a stake in the west margin of a black top road on Patrick’s east boundary line and runs in a northwesterly direction 265 feet to a stake in Vandiver south boundary line; thence in a northeasterly direction with the same 146 feet to a stake in the west margin of the black top road; thence with the same south 262 feet to the beginning.
Said property is known as 370 Fitts Ross Road, Bolivar, Tennessee.  Map 59, Group –, Parcel 30.00.
Interested parties include the following:
1) CB&S Bank pursuant to Trust Deeds recorded in Trust Deed Book 441, Page 375, and later modified in Trust Deed Book 559, Page 376, and Trust Deed Book 485, page 867, in the Register’s Office of Hardeman County, Tennessee.
2) First Investment Services, pursuant to Lien recorded in Lien Book 19, Page 846, in the Register’s Office of Hardeman County, Tennessee.    
   All right of equity of redemption, statutory and otherwise, and homestead are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.
The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
If the highest bidder cannot pay the bid within twenty-four (24) hours of the sale, the next highest bidder, at their highest bid, will be deemed the successful bidder.  
This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee.  This sale may be rescinded at any time.  
This office is a debt collector.  This is an attempt to collect a debt and any information obtained will be used for that purpose.
