WHEREAS, Billy D. Wilkerson and Rebecca L. Wilkerson executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc. as nominee for Choice Capital Funding Inc., Lender and Steven C. Hornsby, Trustee(s), which was dated January 10, 2005 and recorded on January 11, 2005, Book 619, Page 353, Hardeman County, Tennessee Register of Deeds.
WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, U.S. Bank Trust, N.A., as Trustee for LSF8 Master Participation Trust, (the “Holder”), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, by an instrument duly recorded in the Office of the Register of Deeds of Hardeman County, Tennessee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on September 23, 2014, at 1:00PM at the usual and customary location at the Hardeman County Courthouse, Bolivar, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Hardeman County, Tennessee, to wit:
Point of beginning being an iron (S) at a fence corner in the South margin of Tomlinson Road, this also being the Northeast corner of the Leslie B. Cruse property (Deed Book F-8, Page 212) and the Northwest corner of the property herein described: thence with said margin South 72 degrees 29 minutes East 157.5 feet to a point; thence leaving said road with a new division line and residue of the Bodiford and Wilbanks property the following calls; (1) South 290.0 feet to an iron (S), (passing through an iron (S) at 39.0 feet), (2) North 72 degrees 29 minutes West 157.5 feet to an iron (S) in the East boundary line of the Cruse property; thence generally with a fence North 290.0 feet to the point of beginning, containing 1.0 acre.
Per certificate of survey by Gene L. Shepard, R.L.S. #257, Bolivar, TN, dated October 10, 1997.
This being the same property conveyed to Billy D. Wilkerson and wife, Rebecca L. Wilkerson by deed of record in Deed Book I-17, Page 783, Register’s Office of Hardeman County, Tennessee.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.  The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
