    Default having been made by failure to comply with the terms and conditions of a certain Deed of Trust dated January 18, 2002, executed by Laura A. Scott and Garry Mason, recorded in Book D609, Page 81, Register’s Office for Fayette County, Tennessee, and of record in Book 568, Page 161, Register’s Office for Hardeman County, Tennessee, and wherein the said Laura A. Scott conveyed the property therein described to William C. Ford, Trustee, to secure the indebtedness therein described, and the entire indebtedness having been declared due and payable as provided in said Deed of Trust and note, and payment not having been made as demanded; and the undersigned, Joel E. Jordan, of 3326 Aspen Grove Drive #604, Franklin, Tennessee 37067, having been appointed as Substitute Trustee in the place and stead of William C. Ford, Trustee, said appointment being set forth in the Register’s Office for Fayette County, Tennessee, and in the Register’s Office for Hardeman County, Tennessee, notice is hereby given that I, Joel E. Jordan, Substitute Trustee, having been requested so to do by the lawful owner of said indebtedness, will on Friday, October 3, 2014, at 12:00 Noon at the Front door of the Hardeman County Courthouse, Bolivar, Tennessee, sell at public outcry to the highest and best bidder for cash, free from equity of redemption, homestead and dower, and all other exemptions of every kind, all of which are expressly waived in said Deed of Trust, the following described real estate in Fayette County, Tennessee and in Hardeman County, Tennessee:
    BEGINNING at a cotton picker spindle in the center of Jenkins road, being north 13 degrees 06 minutes east 646.80 feet from the Northeast corner of Leo Turner’s property, runs thence west 390.08 feet with the residue of the Earl Shaw, Jr. property to an iron pin, thence with the residue of same north 13 degrees 06 minutes east 60.8 feet to an iron pin in the south margin of old Illinois Central Rail Road, thence with the residue of same east 315 feet to a cotton picker in the center of Jenkins road, thence with said railroad south 13 degrees 06 minutes west 112.94 feet to the point of beginning, containing 1.10 acre, this being a portion of the Earl Shaw, Jr. property as shown in Deed Book N-17, Page 88 in the Hardeman County Register’s Office and in Deed Book 472, Pages 253-255 in the Fayette County Register’s Office and being designated 25 parcel 65.00 on map 165 in the Hardeman County Assessor’s Office and parcel 9.00 on map 174 in the Fayette County Assessor’s Office.
    Being the same property conveyed to Garry Mason by Warranty Deed from Earl Shaw, Jr. dated December 17, 2001 and recorded in Book N17, Page 237, and a Warranty Deed of Correction in Deed Book 9, Page 834 and a Warranty Deed of Correction in Deed Book 10, Page 480, as corrected again by Scrivener’s Affidavit of record in Book 50, Page 374, Register’s Office of Hardeman County, Tennessee, and by Warranty Deed dated December 17, 2001 and recorded in Book D609, Page 79, as corrected at Scrivener’s Affidavit at Instrument Number 10002640, and recorded in the Register’s Office of Fayette County, Tennessee.
    Included in this conveyance is a 2002 General Jaguar mobile home, Serial #GMHGA4250128505AB.
    This is improved property known as 450 Jenkins Road, Grand Junction, Tennessee 38039.
    The 2013 Hardeman County taxes are currently due and payable.  The 2012 and 2011 Hardeman County taxes are currently past due and delinquent.  The 2013 Fayette County taxes are currently due and payable.  The 2012 Fayette County taxes are currently past due and delinquent.
    Said sale is subject to any and all unpaid taxes and any other prior claims, liens, easements, set back lines and restrictions.
    THE RIGHT IS RESERVED TO ADJOURN THE DAY OF THE SALE TO ANOTHER DAY, TIME AND PLACE CERTAIN WITHOUT FURTHER PUBLICATION, UPON ANNOUNCEMENT AT THE TIME AND PLACE FOR THE SALE SET FORTH ABOVE.  THE TRUSTEE/SUBSTITUTE TRUSTEE RESERVES THE RIGHT TO RESCIND THE SALE.
    IN THE EVENT THE HIGHEST BIDDER DOES NOT HONOR THE HIGHEST BID WITHIN 24 HOURS, THE NEXT BIDDER AT THE NEXT HIGHEST BID WILL BE DEEMED THE SUCCESSFUL BIDDER.
