NOTICE OF FORECLOSURE SALE

STATE OF TENNESSEE, HARDEMAN COUNTY

WHEREAS, Jessie Ross and Veon Selman executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Quicken Loans, LLC, Lender and Yale Riley, Trustee(s), which was dated August 28, 2020, and recorded on September 4, 2020, in Book 777, at Page 412 in Hardeman County, Tennessee Register of Deeds.

WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, Rocket Mortgage, LLC f/k/a Quicken Loans, LLC, (the “Holder”), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on April 27, 2023, at 02:00 PM at the usual and customary location at the Hardeman County Courthouse, Bolivar, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Hardeman County, Tennessee, to wit:

Beginning at an iron stake in the west margin of Janice Road at the northeast corner of Lot No. 5 of Lyndell Meadows Subdivision, runs thence north 62 degrees 05 minutes west 129.08 feet to a stake, the northwest corner of said Lot No. 5, the northeast corner of Lot No. 8 and the Southeast corner of lot No. 9; thence North 6 Degrees 57 Minutes west passing the Northeast corner of said lot No. 9 at 85 feet, in all 95.17 feet to a stake in the East boundary line of Lot No. 10, the southwest corner of Lot No. 3; thence South 63 Degrees 07 Minutes 173.02 feet to a stake in the west margin of said Janice Road, the southeast corner of said Lot No. 3; thence with the curvature of the west margin of said Janice Road south 37 degrees 25 minutes west 22.01 feet to a stake in the same; thence south 19 degrees 35 minutes west 60 feet with same to the point of beginning. Being the same real estate conveyed to the grantors herein by deed recorded in Deed Book 105, Page 271, in the Register’s Office of Hardeman County, Tennessee.

The sale of the property described above shall be subject to all matters shown on any recorded plat; any and all liens against said property for unpaid property taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; a deed of trust; and any matter than an accurate survey of the premises might disclose; and

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.  The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
